More specifically, this involves plant and boiler maintenance, air-conditioning systems, lighting maintenance, system upgrades, HVAC applications and putting in place building controls technology that ensures the smooth-running and management of our clients´ buildings. Our focus is on improving the efficiency of the existing M&E equipment rather than new build applications. In all, XL Air Ltd is responsible for core mechanical and electrical infrastructure on many of our clients´ sites. We have approximately skilled operatives providing cover 24 hours a day, 365 days a year.

Periodic Inspection as directed by Insurance companies on any installation over 5 years old is the inspection of the condition of an existing electrical installation, identifying in order of priority any deficiencies against the national safety standard for electrical installations. A Periodic Inspection will reveal if any electrical circuits or equipment is overloaded and potential shock and fire hazards in the installation, Identify any defective electrical work and highlight any lack of earthing or bonding. Tests are also carried out on wiring and associated fixed electrical equipment to check that it is safe and a schedule of circuits is developed on the testing software program during the inspection. Fixed Installation Testing involves the testing of electrical services and systems that conduct electricity around a building. It covers all of the hard wiring in a building and includes items such as main panels, distribution boards, lighting, socket outlets, air conditioning and other fixed plant. Fixed Installation Testing involves a performing a sequence of rigorous visual inspections and electrical tests on all systems in the building. Test will consist of:
- Visual inspection of all panels
- Correct labeling
- Termination test of electrical connections
- Check cable is correctly rated for application
- RCD tripping times
- Loop impedance
- Insulation resistance test to 1000 volts
- Earth electrode
A full copy of results will be issued to the client and recommendation made where they are not compliant.
